A fully enclosed detached house in the village known as "the jewel of the Blavet" situated in Southern Brittany just a few miles south of Pontivy. The cave style house, sitting on land of 2480 sq. metres (over half an acre), is in
very good condition and when we are not in residence is rented very successfully via the best known holiday cottage company. The two bedroomed accomodation is all on one level, is very light and airy and the living room has a parquet wood floor, a window to the side and french doors opening onto a pleasant verandah. There is oil-fired central heating and the house is connected to mains drainage and water (on a meter).
Internally the two bedrooms are good size doubles with parquet wood flooring. The kitchen is fully fitted with wall and floor units and ample room for the dining table and six chairs. The three piece bathroom is large with a new enclosed shower cubicle, a good-sized basin and a bidet. The walls are part tiled. There is a separate loo with a new toilet fitted. The kitchen, hallway and bathroom and loo all have ceramic tiled floors and there are radiators in every room. The downstairs cave consists of two rooms and can be accessed internally from the hallway or via the garage doors. The cave houses the boiler for both the central heating and hot water, has full lighting and power points for a washing machine and dryer etc. There are good-sized windows all round and a back door to the garden.
The house is just a few minutes walk from the River Blavet which runs through the village and where there are several bars and hotels. It is truly a delightful village.
The house is in a very peaceful location on the edge of the village with no through traffic and friendly, mainly French, neighbours.
There is a drop-down ladder from the loft which has a concrete floor and is fully insulated. We have been informed that this could be made into more living accomodation for as little as 20,000 euros.
The furniture and equipment, all good quality and under three years old, could be negotiated for separately if required.
I have set the price in sterling because of the fragility of the pound at the moment. The euro exchange rate now - mid December - is approximately 140,000 which means that for someone buying from outside the sterling zone the price is very competitive - I was originally asking for 158,000euros. The house is priced to sell.
